Elastomeric Paint

It is a thick rubber like paint. Because of it’s thickness and stretchy characteristics it is sometimes recommended to paint stucco as it will bridge and resist cracks. The down side is it does not breath well, allow water to pass through. When water does get behind it it can blister.


Many houses painted with EMC blister and bubble whenever it rains. This can become a huge maintenance problem. Costing thousands to remedy.


T.G.A.’s opinion is EMC is great as a roof coating but the possibility of blistering and bubbling failure outweighs any benefit on stucco walls. It has been oversold as a cure for stucco cracks. T.G.A. will NOT use EMC.
